From this lesson we determined if you are starting from scratch, expect to pay about $8,000 for your 2D and 3D camera gear. Note this is without a drone.

And now onto the exciting topic of your real estate photography business formation… Okay, maybe not so exciting, but very important.

In every state you can operate as a sole proprietorship by filing for a basic license online (some don’t even require this), typically for $50 per year. Just search for your state’s secretary of state.

1. Entity Formation Costs – $550 One-Time

However, forming an LLC or corporation can help protect you from personal liability. You should, however, always consult a small business lawyer and CPA to guide you in this decision.

In my experience you can set up a simple single-member LLC for about $500. You typically will owe an annual filing fee of $50 to your state of residence to keep your business up-to-date.

2. Business Insurance – $100/Mo

While there are nearly endless types of insurance to select from, you should strongly consider at least two policies: one for general liability and one for personal property.

A pretty common starting point for general liability is $1,000,000 per incidence coverage, with a max annual coverage of $2,000,000.

Expect to pay about $50 per month for this, but rates can vary widely depending on your location and provide. 

Next, you should consider getting a personal property policy for your equipment. This covers you in the case of theft and possibly accidental damage depending on your policy.

These policies are typically a bit less expensive than general liability, but will depend on how much you are insuring, so let’s go high and estimate $50 per month.

The Cost of Operating a Commercial Drone: $3,525 + $50/Mo

Drones! What fun! True. However, they increasingly are a regulated industry which requires licensing, insurance, and higher end equipment.

1. Commercial Drone License Training – $150

First, before you can even be paid for any aerial photography work, you must obtain your Section 107 Commercial Drone License from the FAA.

This is more than just a driver license test and will require you to pay for a professional training course before taking the test.

There are many options for online training courses, but most fall in the $150-250 range. This one from The Pilot Institute is a good value at $149, but a quick search on google provides lots of options.

Note a training course is not strictly required by the FAA, but given the complexity of the federal regulations, it’s highly recommended. 

Personally it took me around two weeks of studying a few hours per day to prepare for the test. While many do pass on the first try, it is not a trivial test and is highly technical in nature.

2. Part 107 FAA Test – $175

Once you complete your training, you need to actually pass the Part 107 FAA exam. This is a bit of a convoluted process, but you can find the steps on the FAA’s website.

You will have to take the test at an authorized test center, typically proctored by the company PSI for a $175 fee.

As a side note, it’s interesting (and mildly annoying) that the test has no definitive name. You will often referred to as one of the following, among others:

• Part/Section 107 License
• Remote Pilot Certificate
• Commercial Drone License
• Unmanned Aircraft General – Small (UAG)

In all cases this refers to Title 17, Chapter I, Subchapter F, Part 107 of the Federal Code. Some light reading here. This license allows you to fly a drone over 0.5lbs (but under 55lbs) for commercial use in various conditions.

You should also note this license requires continuing education to be completed every 24 months to keep current, though this is largely free.

3. Drone Insurance – $50/Mo

While not tightly regulated, in most cases you are required to have commercial drone insurance if you are flying a drone for a client.

Additionally, drone crashes are not that uncommon, so it’s wise to have drone insurance in addition to a general liability policy.

Yes, another $50/month, but much cheaper than covering the costs of crashing your drone into someone’s house, car or godforbid a person. Learn more from this great article.

4. Drone Equipment – $3,250/Mo

You can buy a solid DJI Mavic 3 Drone Kit on amazon for about $3,000.

You will also find through your FAA training that you are required to have additional equipment, including special lighting and blade protectors, when flying in certain situations.

Drone Cost Summary

Operating a drone for aerial photography is not cheap nor simple, but it is an offering popular for real estate marketing and a lot of fun!

Make sure you consider the full costs before jumping to marketing this service.

The Cost of Business Software: $232/Mo

While there isn’t too much software, you will need the basics for a marketing website, online bookings and payment, photo delivery, and digital product offerings like single property websites and virtual tours, and of course bookkeeping.

Here are my recommendations of software when starting your real estate photography business:

1. Photographer Website Builder – $20/Mo+

There are lots of options when it comes to a website. My advice is to keep it simple.

Providers like Folio Websites or even SquareSpace often are more than enough. A good estimate is $20/month for a basic website.

If you want a little help building a website, PhotoUp now offers custom photographer websites for a few hundred dollars, and the hosting (the monthly cost) will soon be included in our base subscriptions.

2. Booking, Payment & Delivery Software – $29/Mo+

Once you have a website, you need a way to allow your customers to book your services online as most website builders don’t offer this feature.

Acuity Scheduling is a good bet if you are going with SquareSpace. While lacking more industry specific tools it’s not a bad deal at $15 per month, but it is booking and payment only software.

Two more popular industry specific providers are Aryeo and Rela. Both companies offer roughly the same features, with Aryeo having more complex scheduling features and Rela having way better single property websites. 

Rela recently launched an online video editor and does more with lead generation, Facebook ads and lead management with an agent portal, giving them a leg up.

Rela runs $49/mo and $15 per property website where Aryeo starts at $29/mo and includes property websites.

3. Photo & Video Editing Software – $10/Mo+

Nothing beats the price and performance of Adobe Lightroom and Photoshop, and with their wonderfully priced Photographer Plan at $9.99mo, it’s the right choice.

But what about video editing?

Well… here you have to decide if you want to stick with adobe or go find another independent video editing program.

While a bit more expensive, purchasing the full adobe creative suite currently priced at $54.99/mo provides everything you could possibly need and more.

More basic stand alone video editors by Movavi and Screenflow start at $149 one-time (with annual releases).

However, the downside here is video editing also takes a LOT of time and learning. As such, you may consider outsourcing your real estate video editing.

4. Single Property Websites – $29/Mo+

There are really two names in town: Rela and PhotoUp. Both companies offer best-in-class designs, companion home flyers, and are hard to go wrong with. 

Rela we discussed above, however, where PhotoUp stands out is with a more integrated real estate photo editing and virtual tour platform.

Again, two major players here. Actually there are a million, but only two that are purpose built for real estate photographers: Matterport and PhotoUp.

As your business grows, you will likely add this to your arsenal. Their subscriptions are $69/mo for 25 active spaces.

6. Account Software + Bookkeeping – $75/Mo+

I don’t know any photographers who love bookkeeping, but your CPA will recommend that you use quickbooks.

You can probably get by with their Simple Start plan, but will likely also need a bookkeeper to do your monthly bookkeeping.

Most photographers only need 1-2 hours per month at about $50 per hour to keep their real estate photography business in check.

Business Software Cost Summary

Perhaps more than you thought, however, these are your core business systems.

Most of these have smaller plans which are smaller and larger, but below is a good estimate of your software costs once you are shooting homes on a regular basis.

The Cost of Service Providers: $0/Mo+

Depending on your skills and preferences, you may want to outsource your photo editing or other services as your company grows.

Outsourcing to various service providers is typically preferable to hiring in-house employees as the real estate photography industry is very seasonal and margins can be very tight in the winter months.

I’m going to breeze through this section, but wanted to give you a high-level idea of the costs. 

1. Photo Editing

This can range widely from the low end of $0.50/image to $2/image. If you want a USA based company that manages overseas talent, expect to pay $1-1.50/image.

Increasingly popular, real estate video editing costs about $30 for a 1-2 minute final edited video regardless of the provider.

There are two ways to get business, direct sales or marketing, likely you will do a little of both.

My suggestion is to set aside at least $200/month for digital advertising.

It’s worth testing ads with Google, Facebook, and Instagram to see what performs best for your business.

Operating Costs to Consider: $170/Mo+

Then there are operating costs you need to consider, namely: gas, cell phone, internet, and office space.

1. Driving Is Half Your Job

As a real estate photographer half your job is driving. So you need to really factor this into your budget, especially with the cost of gasoline being so volatile.

Naturally this cost will be a function of how many shoots you have, but expect a jump of at least $100-200 per month if you don’t currently commute to work. 

Of course if you are traveling more than 15-30 miles to a shoot, you should consider charging a driving surcharge to help cover this cost and your time.

Also make sure you track your EXACT mileage every day. The IRS are sticklers on this, but it can also be a big cost saver come tax season.

2. Cell Phone & Internet: $70/Mo+

You probably already have both of these.

However, you might consider getting a second SIM card in your phone to have a business line. Most smartphones support this (one phone, two numbers), and it costs typically an extra $50/month.

While you probably have internet already, you may need to upgrade your account for your business as you will be uploading lots of large images to clients and service providers.

Luckily internet for most households is quite good and relatively inexpensive. I’d recommend budgeting for a $20/month upgrade.

3. Office Space

While not needed at first, this may be a consideration in the future.

I’m going to leave this cost at $0 for now, but if and when you do look, a pro tip is to get an office within a local real estate broker office.

Proximity to agents often will equate to more business.

Operating Cost Summary

This may be zero for you, but don’t be caught off guard by how much you will be driving!

Operating Capital (aka Savings): $100+

Two quick items here. First, it’s wise and MUCH easier at tax season to have a separate business checking and savings account.

Typically you will need to put $50 into each to open an account. So that’s the $100 expense in this section.

The section item though is your personal savings account which you are willing to put toward your business while you get it off the ground.

That is, make sure you have enough savings to cover your personal expenses as you launch your business. A good rule of thumb is to have six months of forward capital (cash) at launch.

However, I know in reality most people will launch a real estate photography business as a side hustle, which overtime becomes their main gig.

There is no right or wrong way, you just need to evaluate your own budget and risk tolerance.

And don’t forget! Real estate photography is seasonal!

I recommend starting your business earlier in the year if possible (January-March) so you can work out the kinks and be ready to sell, sell, sell as the busy season takes off in April.

Real Estate Photography Gear – Everyone Has an Opinion

While real estate photography gear is one of my favorite topics, I realize it can also be a hotly debated topic as well.

As such, my goal is to give you a starting point, a template if you will, from which you can modify to your heart’s content. Prefer Nikon to Canon? You do you boo.

I always recommend you do your own research on gear, read customer reviews, and shop around for the best pricing.

With that disclaimer, and true to my ‘no nonsense’ title, I’m not going to give you the ‘17 best cameras for real estate photography’.

No, there really are just two serious contenders…

The 2 Best Cameras for Real Estate Photography

There are two work horses in the industry and which one you choose largely depends on if you fall in the Canon or Nixon camp.

I’m a Canon guy, but others swear by Nixon, both are battle tested and will serve you well.

There are less expensive options, and if you are unsure if you will make real estate photography a full-time business, you can definitely start out with alternatives.

However, be aware that if you buy a less expensive cropped sensor camera, your lenses will not fit a full-frame camera body if you upgrade in the future.

A camera body is the foundation of your setup, so expect it to be your most expensive gear purchase.

1. Canon 5D Mark IV

If you are in the Canon corner, you can’t go wrong with the 5D Mark IV. Updated in late 2016, it has been a crowd pleaser much as its predecessor, the Mark III, was, but with notable improvements when shooting in low light among others.

A cool feature of this camera is that it can shoot in Dual Pixel Raw format. Translation: you can make slight focus adjustments in post-production and it helps correct ghosting. Fancy.

The 5D Mark IV is also wi-fi enabled, pushes 30.6 megapixels (more than enough) and shoots 4K video. In short, it checks all the boxes and then some.

2. Nikon D850

Nikon’s answer to Canon’s 5D Mark IV was the D850, released in late 2017. In similar fashion, it provided improvements across the board and garnished high-praise by critics and photographers alike.

The D850 is notable for its higher resolution sensor clocking in at 45.6 megapixel (translation: much larger files, which is not always desirable) and excellent performance in low-light conditions.

It also introduced a new sensor that helped bring more sharpness at the edges of the image where they typically become more soft.

The D850 is also wi-fi enabled (but requires the Nikon app that enables wi-fi via Bluetooth, not ideal) and shoots 4K video.

The Investment

Either camera will set you back about $2,800 as of 2022 and you can buy directly from either company on Amazon or B&H PhotoVideo is always a trusted source as well.

What Are the Best Lens for Real Estate Photography?

When it comes to lenses the sweet spot in regards to focal length is right around 18-20mm, but given the range of spaces you will shoot, a zoom lens is a must.

For brevity I’m just going to discuss the best lenses for Canon and Nikon.

The Best Canon Lenses

For the Canon shooters, I don’t think you can go wrong with the Canon EF 16-35mm f/2.8L III USM Lens. I love the fixed aperture. It’s sharp, quick, sturdy, and reliable.

Furthermore, it has a near perfect focal length range and performs well in low-light. Perhaps the one downside is the price, which sits on the higher end at $2,199 as of 2022.

On the more budget friendly spectrum we have the Canon EF 16-35mm f/4L IS USM Lens or Sigma 18-35mm f/1.8 lens, which can pull their weight if you aren’t ready to throw down $2K for a lens just yet.

Some argue the Canon EF 11-24mm f/4L USM Lens is the hot dog of the day, but I can’t find a situation where I ever need a lens that wide and find a focal length of 35mm more useful at times.

Also on the fringe is Canon’s 17mm tilt shift, a beaut in its own regard, but unless you are shooting high end luxury shoots every day, it is neither practical, nor cheap (and I think I would be stressed out of my mind without a protective UV lens filter on the front personally).

While it could be tempting to purchase the standard stock 24-105mm lens (and it’s a great lens), I rarely pull it out when shooting homes.

The Best Nikon Lenses

Admittedly I have less direct experience with Nikon lenses, however, the Nikon AF-S NIKKOR 14-24mm f/2.8G ED Lens is a popular and top-rated choice for Nikon shooters and a good place to start. 

A plus of Nikon is the lenses tend to be a bit more affordable than Cannon. Though Sigma is certainly the cost leader, with the Sigma 14-24mm f/2.8 lens being a popular option for Nikon shooters.

The Investment

My advice is get the right camera body and if you need to save money, go with a Sigma lens. 

Canon and Nikon both offer several top-notch zoom lenses surrounding the 20mm sweet-spot that you can choose from. Expect to spend 50-70% of your budget on your camera body and lens.

Tripods & Heads

When it comes to tripod legs and heads, there are a myriad of options, from absurdly cheap to obscenely expensive. My strong recommendation above all is to pick a reputable manufacturer. 

The clear leader in this space has long been Manfrotto, and I’m a big fan. They are rock solid and can easily withstand the wear real estate photography demands of gear.

There are three things you will likely want in your arsenal:

• A solid set of tripod legs
• A geared or pistol grip head for photography
• A fluid head for video

Nice Legs

For me the bromance started with Manfrotto’s MT190XPRO4, and is my go-to leg choice that balances quality, durability, height, weight and price. At just $279 at the time of this writing, it’s hard to go wrong.

Some swear by carbon fiber legs. They are lighter, but at the expense of durability and nearly twice the price. If you are keen, there is a carbon fiber version of the MT190, the MT190CXPRO4 coming in around $429.

On the budget end there is Manfrotto’s MT190X3 at just $159 is a good option if you’re not quite sure if real estate photography is right for you.

Geared, Ball, and Fluid Tripod Heads

If you shoot on a tripod (the answer is yes if you plan to shoot HDR or Flambient), you will likely need to purchase two heads, either a geared or ball head for photography, plus a fluid head for video.

Geared Heads

Many real estate photographers who shoot on a tripod shoot with a geared head to really dial in the angle of each frame. If you are in this camp, I’ve been pleased with Manfrotto’s 410 Junior Geared Head, which will run you about $249.

Ball Heads

While I find a geared head helpful on high-end shoots where every degree matters, more times than not I opt for a pistol grip ball head as it’s much faster to frame, albeit not as precise.

Manfrotto’s 322RC2 grip action ball head is a great place to start at $219. Remember, you’ll be shooting disposable real estate photos of cluttered homes more times than not, so be practical.

Fluid Heads

Finally, if you plan to offer video services you will need a fluid head, which does exactly what it sounds like, allows you to capture smooth, that is fluid, plan and tilt video footage.

Manfrotto’s 502 series fluid head’s are the perfect place to start. Designed with DSLRs in mind, the 502 is the perfect intro into fluid heads at a very approachable price.

Video Sliders & Shoulder Mounts

Here is a little extra credit for you. If you plan to shoot video (and you should), one of the best ways to elevate your shoot is with a video slider.

Neewer offers a compelling and affordable option with their basic 4-bearing and carbon fiber 6-bearing 80cm video sliders, both priced below $100. Both sliders attach to any standard tripod mount.

For video walk-through videos, while a slider can do the heavy lifting, sometimes actually walking with your camera is needed.

For those shots, you can greatly increase stability with this shoulder mount system also by Neewer for under $140.

Lighting Gear Made Simple

If you are new to lighting spaces with speedlites and triggers, they can be confusing. I find many posts go way down the rabbit hole which can quickly make it an intimidating subject.

Let’s cut through the noise shall we?

Single Shot Lighting Setup

You will need at least two Yongnuo YN560 IV Speedlites, but I’d recommend picking up 4-6 as a full set at some point, they run $85 each. Not bad.

You can control up to six of the YN560s remotely from your camera with Yongnuo’s YN560-TX II flash trigger remote controller (only $45 bucks!) that just clicks into the hot shoe top mount of your camera (note these are Canon and Nikon specific!). 

Read the manual for both. Initial setup can take a few minutes and be slightly frustrating to figure out (so don’t do this on-site!), but once done, shooting is a breeze.

For stands, you will want at least two tall main stands. Manfrotto 367B basic light stand get’s the job done well with 9’ extension. You may also consider a three-pack of Manfrotto’s 7.7’ air cushioned compact stands for $291.

Finally, having at least one of Manfrotto’s 6.2’ 5001B Nano can come in handy in tight spaces like bathrooms for $70. Or shop Amazon for a myriad of options half the price.

That’s it!

Over time you may find in larger spaces (and especially if shooting flambient) having a more powerful 300W or 600W strobe can be helpful, but you can get by without these to start.

Flambient Lighting Setup

Your light setup for shooting in the flambient style can be similar to a single shot setup, but you can usually simplify down to 1-2 speedlights and 1-2 strobes.

As such, this can be less expensive on gear, but comes with more advanced and timely post-processing.

HDR Lighting

Lighting is not typically used in HDR shooting, so you can just skip lighting if you plan to only shoot HDR. Not a bad place to start, but most industry veterans will tell you single shot or flambient is the way to go. 

Personally, I shoot all three methods depending on the job. I go with HDR for cheap condo shots that I want to spend very little time and effort on.

I shoot single shot for my standard homes as it’s fast and cheaper to edit and shoot flambient for higher end portfolio homes.

Video Lighting

Video lighting can get spendy, and for home-walkthroughs I don’t typically recommend it.

However, if you think you will be doing agent promo videos, you will want a basic 3-point lighting kit like this entry level 3-point light kit by Neewer.

Lighten Your Load

Don’t make the mistake of overlooking your carrying and protective systems for your gear.

At a minimum you’ll want a bag or backpack for your camera and lenses and if you shoot with multiple lights, likely a larger bag for stands and a dedicated hip bag for your speedlites.

Backpacks

Lowepro’s Fastpack is a solid mid-priced option for the quick grab-and-go demands of real estate photography.

Want a little more style? Peak Design’s Everyday V2 30L bags are amazing. I personally use this bag for my camera, lens, and accessories, but they run about double the price as Lowepro.

Speedlite Bags

Here it really depends if you shoot with just 1-3 flashes or 4-6. For 1-3 lights, Mountainsmith makes the TAN Kit Cube that is both rugged and affordable, or for more style check out Peak Design’s Everyday Messenger 13L bags.

If you are lugging around 4-6+ lights (like me), it’s hard to beat Mountainsmith’s Boarding Pass FX roller bag.

Stand Bags

Cut through the bulk and clutter of lighting stands and tripods with Neewer’s 30x10x10in carrying case. It’s not fancy, but it gets the job done under budget.

Speedlight Mini-Stands

If you shoot with speedlights you will find quick use for these mini-stands, perfect for placing lights on top of doors, cabinets, and all sorts of tight spaces.

Hot-Shoe to ¼” Screw Mounts

How do you put your speedlites on your cool new stands? The easiest way is with a simple hot shoe to ¼” mount.

Screw Adapters

Make sure your ¼” screws adapters fit your ⅜” light stand mounts though. That’s cheap and easy with these adapters.

Flash Cards & Case

Easy to overlook, impossible to shoot without. I always carry at least two SanDisk Extreme Pro 128GB compact flash cards.

Oh, and this little $10 water resistant case is your best friend.

Back It Up

Call me old school, but I still back everything up on a hard drive, but gone are the days of LaCie hard drives that could be mistaken as boat anchors.

The new school is the SanDisk 2TB Extreme Portable SSD. It’s outrageously cool.

360º Camera Options

If you want to jump into the world of virtual tours you will need a 360º camera. If you are just starting out it is unlikely you will want to drop $3K+ on a new Matterport Pro2 (plus pay at least $69/month), ouch!

Ricoh is leading the 360º camera field with their entry line Theta SC2 or higher end Z1 model.

I recommend Ricoh over others like Insta360 because the Theta Z1 is compatible with all the major virtual tour providers, including Matterport, iGuide, and of course PhotoUp.

Aerial Drone Photography

If you are going to offer aerial photography, there are two things you need to know.

First, you must have a commercial drone license, commonly known as your Section 107 license.

Second, you should buy a DJI Mavic 3 drone, they are simply the best (and easiest to fly) drones for aerial photography and videography. Enough said.

Putting It All Together – Your Real Estate Photography Gear Budget

If you’re like most of us, you probably already have some of this real estate photography gear and just need to add a few new pieces to your arsenal. 

But if you are starting your business from the ground up expect to pay $5-10K depending on if you start with a full-frame vs cropped sensor camera body and if you decide to offer video and 360º virtual tours.

Add another $4K if you plan to get into the aerial photography game in any serious way.

How Many Photos Should I Be Shooting & How Fast?

Whether you are thinking about dipping your toe into real estate photography or just taking the plunge, one thing that takes most new photographers by surprise is the fast-paced nature of the industry.

Unlike wedding or portrait photography, where you might have days, weeks, or, eye-roll, even months to return photos to your clients, real estate photography is all about speed.

The most common turnaround time from shoot-to-delivery is 24-hours, though increasingly photographers are offering next morning or even same-day rush delivery for a rush fee.

Why So Fast? 

By the time you are taking photos you are likely nearly or the actual last step before the real estate agent who hired you is able to list the home for sale.

Oh, and real estate agents want things yesterday.

Now, if you only have one or two shoots for the day, this might not feel too daunting. Unlike portrait photography, in real estate photography you typically only deliver 20-40 images per shoot (two per room is a good rule of thumb) and you can cull most of your images as you shoot.

However, if you have a stacked schedule of 4-6 shoots in a day, buckle up, it’s going to be fast and furious long after your last shoot.

Let’s dig a little deeper into the specifics…

Major Components

A real estate photographers job can be broken down into the following major components:

• Scheduling & Payments
• Media Delivery
• Sales & Marketing
• On-Site Production
• Off-Site Post-Processing
• Administration

The list above is a good starting point for your daily order of operations, but you will undoubtedly find a flow that works best for you.

Let’s take a look at each of these in more detail.

Managing Bookings & Payments

The one factor that will determine your daily workflow above all is your daily bookings. So naturally the first thing you should do every evening and morning is review your upcoming schedule.

1. Scheduling Software

Most real estate photographers don’t accept same day bookings online, though it’s not unheard of to have a frantic agent calling you to see if you can run over to listing that day for photos.

The best way to manage your schedule is by integrating booking software into your website. Popular options include Schedulicity or Acuity Scheduling.

2. Collecting Payments

Take my word for it, always have your clients pay before you hand over the photos. 

Sure, there are exceptions. If the biggest agent in town will only work with you if you invoice them you should consider making it work. Just know chasing accounts receivable is a lose/lose game you are better not playing.

The two best ways to collect payments are at the time of booking and at the time of delivery, before you provide a download link.

Most modern booking software allows you to have agents pay at the time of booking, as do a number of leading photo delivery solutions.

If you have to invoice after the fact, keep the payment terms short and be strict out of the gate on your deadlines.

In most cases, agents will ask you to receive payment out of ‘closing’ when they get their commission upon the house selling. But that is often 45 to 60 days later and I would strongly advise against this.

You’ll Always Need to Delivery Media

After you have checked your daily schedule, you should allow time to ensure all your previous day’s orders are delivered on-time. This will largely depend on how you handle photo editing. 

For one, if you edit your own photos this is typically completed each evening, so you are free to shoot the next day.

On the other hand, if you outsource your photo editing, photos are returned typically before noon the day after your shoot. So you should allow time each morning to review photos, make any final adjustments, and deliver photos to clients.

While you can deliver photos with basic photo storage services like Dropbox or Google Drive, these solutions can get messy over time and don’t provide pay-to-download options if you didn’t already collect payment at booking.

There are a number of photo delivery solutions available for real estate photographers, such as TourBuzz (now owned by UrbanImmersive), HDPhotoHub, or Rela.

If you have a good system in place, media delivery can be a relatively quick step. And as you grow your business, it’s likely that you will pass this off to a team member, such as a photographer digital assistant.

Spend Your Mornings Building Your Business

The hardest part of running a small business is balancing the demands of servicing current customers while ensuring you are doing enough sales and marketing to keep you busy after you deliver on your current jobs.

As a real estate photographer, you both have the advantage of having period slow days, allowing you to focus on sales.

However, because you will be so busy on other days that sales are not possible, it can be hard to find a rhythm to make sales a regular part of your workflow.

That is why I recommend doing your sales and marketing every morning for at least one hour starting at 8am or 9am, unless you have photo shoots. 

Even those with the best of intentions will find that sales do not happen in the afternoon or evening as you will nearly always prioritize servicing orders and dealing with customer service. Or, just plain tired from a long day.

I cover sales and marketing specifics in later lessons, where we will explore different avenues to gain new customers from both online marketing and more traditional direct sales.

The Photography Workflow

Awwww, finally, the part of the job you actually signed up for, taking photos!

As previously discussed, real estate photography can be extremely fast paced with an average shoot taking 60-90 minutes.

This is pretty incredible considering you are bringing all your gear on-site, setting up in a completely unknown environment, shooting exteriors, lighting interiors, packing up, and heading off to your next shoot.

At the time of booking typically an agent will give you access instructions, but if for some reason you don’t have these, you will need to contact the listing agent the day of your shoot to ensure you can access the property.

How you flow through a home will largely depend on the weather and shooting style. Time of day and weather conditions for instance may dictate if you will take your exteriors at the beginning or end of your shoot.

Your shooting style, however, will determine your workflow more than any other factor. The three dominant shooting styles are single shot with flash, HDR, and ambient plus flash, commonly known as flambient. 

We’ll dive into each deeper in future lessons, but here are the basic pros and cons of each and how they will affect your workflow. You may in fact use all three depending on the property you are shooting.

1. The Single Shot Method

As the name implies, the single shot method captures each scene with a single frame or exposure with the assistance of flash lighting, popularly known as speedlites.

You often shoot hand-held, providing you a lot of flexibility in framing, especially in tight spaces such as walk-in closets or bathrooms.

The major advantage of single shot with flash is a high control over your exposure and faster (and thus less expensive) post-processing.

You also avoid the high-contrast look of HDR which some agents don’t love, and while it has an initial learning curve, it’s quite fast to shoot once you get the hang of it.

Some disadvantages of single shot are:

• Less than optimum window exposures
• The costs of purchasing lights, triggers, and stands
• The increased complexity of lighting
• Endless battery charging (you might shrug this last one off, but charging 30-60+ AAs daily is a real task and a small disaster if you forget)

Typically you will have a single on-camera or in-hand speedlight and at least two additional speedlites on stands.

However, for larger spaces you could use up to six speedlites to properly light a scene and in some cases you may need more powerful strobe lights.

2. The HDR Method

You probably know that HDR, High-Dynamic Range, is a technique which takes multiple exposures per frame and which are later combined in post-processing to create one final image.

The major advantage of the HDR method is that it is fast and simple to shoot in the field. Bring your camera and tripod, point, and shoot.

Other advantages include more consistent results, ease of training additional photographers as you build a team and lower investment in equipment. 

Some disadvantages include images which can be high-contrast and thus a little unrealistic and the need to always use a tripod can be limiting in tight spaces.

HDR can be a great option for newcomers as well as less expensive shoots, such as a low priced condo or a home that is highly cluttered making lighting challenging.

3. The Flambient Method

This method has gained popularity over the years, in large part thanks to the prolific real estate photographer and author Nathan Cool.

The flambient method is a blend of single shot and HDR, blending a single ambient exposure and one or two flash images, all shot on a tripod. And is a simplified version of manual blending, which was popularized by LA real estate photographer Mike Kelly.

Advantages of the flambient method include the reduction of color cast and excellent window exposures. One could argue that it also produces the highest quality images, making it a great option for your higher end listings.

On the other hand, increased time in both production and post-production is a major disadvantage.

Unlike single shot, you shoot on a tripod, which is more cumbersome, and unlike HDR blending which is automatic, flambient post-processing requires your multiple exposures to be manually blended. 

Moving Through a Space

Regardless of the shooting style you choose, the general workflow remains the same.

You will typically take 3-5 exterior photos, almost always as a single exposure. As you move through a home, you typically deliver 2-3 photos of primary rooms (living room, kitchen, master bedroom) and 1-2 photos of all other rooms.

As a result, this will culminate in 25-35 final deliverables images to the client, taking 60-90 minutes to shoot.

Increasingly, you may also be hired to take 360º images, create a digital floor plan, shoot a home walkthrough video and take photos from the sky with drone photography. Each which adds 30-60 minutes to your shoot.

Photo & Media Post-Processing

Congrats! You just finished a long day of shooting, but your day isn’t over yet. 

Next, you will import and cull your images and footage from the day and either edit or upload your photos to a professional photo editing company.

Then, you will prep products such as single property websites, virtual tours, and social media posts for your agents.

While you are just getting started, it can be really helpful to do this all yourself, in part to earn more profit. But also because when you hand off your post-processing as you grow your business, you will know how to train your photo editors.

Others, however, choose to outsource all their post-processing from the start so they can focus more on sales and enjoy their evenings with friends and family. 

There are a few approaches to outsourcing photo editing. The traditional model was to upload and send photos overseas to companies like PhotoUp or BoxBrownie.

However, more recently there has been a growing trend to hire dedicated virtual photo editors, blending the cost savings of outsourcing with the higher quality of an in-house employee.

Finally, when the sun has set, you’ve sent out your photos, running a real estate photography business also requires administration like any other small business.

This includes:

• Ensuring you have your income and expenses fully accounted for on a monthly, if not weekly basis
• Following up with customer service inquiries
• Designing and producing marketing materials
• Working on your website
• Paying contractors and employees
• Collecting outstanding payments from customers
• Continuing education

And the list goes on.
