Do you want to learn how to use a layer mask in Photoshop? Then, you’ve come to the right place!

Layer masks in Photoshop are one of the most powerful tools available, particularly useful for real estate photo editing.

From refining edges and highlighting details to seamlessly blending exposures, layer masks allow you to elevate property images to a professional standard without permanently altering the image.

In this guide, we’ll walk you through how to use a layer mask in Photoshop and explain the basics of destructive vs. non-destructive editing.

We’ll also cover a solution that can help you streamline your workflow and save time and money.

What Is a Layer Mask?

how to use a layer mask in photoshop

A layer mask in Photoshop is a tool that allows you to show or hide parts of a layer without deleting or permanently altering any part of the image.

It works by using a grayscale mask to dictate what portions of a layer are visible.

White areas of the mask reveal the layer, while black areas conceal it. Gray areas reveal the layer partially, allowing for a smooth blend between layers.

In real estate photography, layer masks are particularly valuable for:

Now that you know what a layer mask is, let’s examine destructive vs. non-destructive editing and how it impacts your workflow.

Destructive vs Non-Destructive Photo Editing

When working in Photoshop, it’s essential to understand the difference between destructive and non-destructive editing.

Destructive Editing

This form of editing makes permanent changes to your image. Once you save the edits and close the file, you cannot undo the changes.

Examples include using the Eraser Tool or directly altering pixels on the base layer.

Non-Destructive Editing

In contrast, non-destructive editing allows you to make adjustments without permanently altering the original image, giving you the flexibility to reverse or adjust changes at any time.

Layer masks are a prime example of non-destructive editing, as they allow you to hide or reveal areas without deleting them.

For real estate photography, non-destructive editing is crucial. You might need to go back and make adjustments to specific layers if you decide to change an element, like the brightness of a window view or the color of a wall.

Using layer masks means you can experiment and fine-tune your edits without losing any part of the original image.

How to Use a Layer Mask in Photoshop (Step-by-Step Guide)

Knowing the benefits of non-destructive editing, let’s now show you how to use a layer mask in Photoshop.

You can either watch the video tutorial or continue reading the text below:

Step 1. To apply a Layer Mask in Photoshop, open your image in Photoshop. In the Layers panel, double-click on the Background Layer to unlock it.

Step 2. Now, go to the bottom of the Layers panel and click the Add Layer Mask icon. This adds a white thumbnail next to your layer thumbnail in the Layers panel. The white mask means the entire layer is visible.

Step 3. Now that you’ve added a Layer Mask, you can start editing the visibility of the layer.

Step 4. To hide parts of the image, select the Brush Tool from the toolbar on the left or press B on your keyboard. Set the foreground color to Black. Adjust the brush size and hardness as needed.

Start painting over the areas you want to hide. As you paint, the areas will become transparent. If you want to bring back the hidden parts of your layer, switch the foreground color to White. Then, paint over the areas you want to reveal again.

Step 5. Refine your edits by adjusting the Opacity and Flow of the Brush Tool in the top options bar. Use a softer brush with lower hardness for smoother transitions.

Step 6. You can also temporarily disable the Layer Mask by pressing Shift on your keyboard and clicking the Layer Mask thumbnail in the Layers panel. Shift-click again to reactivate the Mask.

Step 7. To permanently remove the Layer Mask, right-click on the Layer Mask thumbnail in the Layers panel. Select Delete Layer Mask from the context menu.

After you’ve made all your changes, you can save your file.

And that’s it! You’ve now learned how to use a layer mask in Photoshop.

Practical Applications of Layer Masks in Real Estate Photos

All right, let’s talk about the practical applications of layer masks when it comes to real estate photography.

Using layer masks can greatly enhance the quality and appeal of real estate photos. Here’s how they’re particularly useful in this niche:

When Making a Sky Replacement: Use a layer mask to blend a new sky into a photo, adding vibrance and appeal without overexposing other elements.
For HDR Blending: Layer masks can merge multiple exposures, balancing bright windows with darker interiors to capture the full dynamic range of the scene.
Performing Color and Lighting Adjustments: Selectively adjust brightness or color in specific areas, such as brightening up a dimly lit corner or making greenery look more vibrant while preserving the rest of the photo.
Decluttering: By layering multiple photos, you can remove unwanted objects like a car or a sign by masking out parts of each layer to reveal a clean, cohesive scene.

As you can see, layer masks are invaluable when editing real estate photos. They will assist your editing workflow while keeping the original image file intact. If making a mistake, you can simply delete that layer mask and start over.

With this in mind, let’s take a look at a solution that can help you save time and money – outsourcing your post-processing to PhotoUp.
