Curb appeal is the attractiveness of a property from the perspective of the street or sidewalk. This includes aspects like landscaping, the overall exterior appearance of the home, and maintenance of the property.

Curb appeal is important in real estate photography because it can attract potential buyers to the property, and create a more positive impression of the home.

A well-maintained exterior seen from the sidewalk or in your listing photos will entice buyers to want to see more of your home and step inside.

In fact, 83% of buyers said pictures are very important in helping them choose which homes they will visit. That’s why curb appeal is a major factor even in your listing images.

Why Does a Green Lawn Matter in Real Estate Photography?

A green lawn is important in real estate photography because it can make a property look more desirable to potential buyers. It makes a house look inviting, which can attract attention to the property.

Green lawns also help to make the house look more uniform in its exterior appearance, making it more appealing to homebuyers and people passing by on the street.

Additionally, it can also give you a clue about the owners of the property, and:

  • How well they look after it
  • How much time and effort they put into their property
  • And pretty much the state of the rest of the home

As a general rule, homes with well-cared-for exteriors usually have well-cared-for interiors.

Lastly, a lush, green lawn helps to provide a backdrop to the house which can make its features stand out, helping the buyer to get a better feel for the property.

Making Grass Green in Photoshop

Here are 7 simple steps on how to make grass green in Photoshop:

Step 1. Start by Importing your real estate photos into Lightroom and doing the Basic Adjustment.

Step 2. Once you’ve made the basic adjustments, move them into Photoshop by Right-Clicking and Selecting the prompt Edit in Adobe Photoshop.

Step 3. Next, Duplicate the Photo/Layer in Photoshop.

Step 4. Now, Import a Stock Photo of a lawn that you want to use for your listing. (Make sure that the kind of grass you’re using is similar to the original grass you’re replacing, so it will feel natural).

Step 5. Resize and Position the lawn in the imported photo to match up with your original.

Step 6. Once the grass is matched with your original lawn, hold down the ALT Button and Click the Masking Button to achieve Inverted Masking.

Step 6. Next, using a Pen Tool or  Lasso Tool, Trace around the lawn you want to replace. Make sure to Feather your selection (between 0.5% to 1.5%) so that the edges of your masking look smooth.

Step 7. When you Press the DELETE Button, your ugly lawn disappears and is now replaced by the beautiful stock photo lawn.

And that’s how to make grass green in photoshop!

Making Adjustments to the Lawn (2 Quick Ways)

If you think the lawn needs a few more minor adjustments, you can unselect it from the rest of the photo by clicking the Chainlink Icon to unlink the lawn. Then, you can move it around and adjust it in any number of ways, without disrupting the masking.

Here are 2 quick techniques to make minor adjustments to the lawn in your real estate photos:

Technique 1. Press CTL / SHIFT / A to adjust the color and brightness of the grass so that it matches the rest of the photo.

Technique 1. Or, Lessen the Opacity of the grass to make it more natural and blend with the existing lawn.

When you are done, Click Save, and the new adjusted photo will automatically go back to Lightroom.

And that’s it! Making grass green in Photoshop isn’t that difficult once you get the hang of it.
