When you’re shooting

1. Shoot empty homes.

Make it a point to let your agents and homeowners know that the house must be completely empty during your shoots. The less people you are in contact with, the better! Encourage occupants to take a walk as an alternative to being home while you shoot, but if you do have occupants, ask them politely to respect the six-foot social distancing guideline, it really does help!

2. Leave shoes outside.

This may be common practice for you already, but if not, try to leave your shoes outside of the home. Consider wearing foot booties or bring a clean change of socks. No need to drag in anything unnecessary into the home, plus it’s just good manners.

3. Don’t touch!

We recommend having the agent or homeowner turn on all lights and open all doors, curtains, and blinds in every room that needs to be photographed. Make sure this is done before you show up to the shoot. Or, wear washable gloves at a minimum but please, keep latex gloves available for healthcare professionals.

4. Sanitize before & after you shoot.

Along with sanitizing your hands (or washing for 20 seconds with soap and water), make sure you sanitize your equipment before and after your shoot. Clorox wipes or other sanitary wipes are great for this. Sanitize your camera (watch out for the lens!), tripod, and any other equipment that you bring with you into the home.

5. Less is more.

The less equipment you can bring into the house, the better! This can also help decrease the amount of time you spend in the house, helping you get to your next shoot or back home to your family, faster.

6. Change Your Clothes.

As soon as you get home from your shoot, change into a clean set of clothes. Really, health experts recommend a fresh, clean set of clothes as soon as you get home from interacting with other people, places, or surfaces. Don’t forget to wash your hands as soon as you’re back home to ensure you and your home stay contagion free.

Real estate photographers have been battling forever to reduce that grainy look that they sometimes get in their photographs. Those annoying grains scattered all over the image are called noise.

To understand what noise is and why it occurs, it is useful to know how it occurs in audio signals such as music, podcasts, or transmissions. Noise is an unwanted disruption and imperfection in audio signals.

Often, it sounds like a “hiss” in the background that isn’t something that you hear normally. Yet, this “hiss”, or noise, can be heard in the audio recording itself.

This is the same principle in imagery. In photography, noise refers to visual distortions, which are analogous to audio imperfections. These distortions take the form of tiny colored specks, dots, or pixels in your image. They often make the photo look grainy.

Here’s an example:

Two broad types of noise exist in photos: shot noise and digital noise.

1. Shot Noise

Also called photon noise, shot noise is caused by the natural property of light itself. It is the randomness of the photons (elementary particles of light) in the environment that you are trying to shoot. You see, light reflects off everything we see.

However, these reflections have random patterns, and the number of photons emitted in these reflections varies widely. This randomness causes the grain.

2. Digital Noise

Also called electronic noise, this is noise caused by internal electronics, your camera sensor, or settings (particularly ISO). All these cause image imperfections in the form of noise.

Note that you cannot eliminate noise entirely. Due to the natural property of light and the inherent limitations of photographic equipment technology, there will always be noise in a photo.

Signal-to-Noise Ratio

Another important principle to understanding noise is the signal-to-noise ratio. Let’s illustrate this through an example. Let’s say you captured a scene with insufficient light. We’ll call the image as the signal, or the actual information.

Obviously, the photo will be darker than usual since you didn’t capture enough light from the scene. But when you try to brighten the image using photo-editing software, you also highlight the noise, making the image look grainy and discolored!

That’s because when you amplified the signal (i.e. making the photo brighter), you also highlighted the noise accordingly. This is called the signal-to-noise ratio.

Getting the best-quality image is really all about capturing most of the signal so it will overpower the backdrop noise that, as mentioned earlier, is always present.

Tips on How to Reduce Noise in Your Real Estate Photos

1. Decrease the ISO

By amplifying the signal, high ISO settings usually generate more noise (remember the principle of signal-to-noise ratio?). As such, lowering the ISO results in a cleaner, crisper image. However, that’s an oversimplification.

You need to adjust your aperture or shutter speed to compensate for the lower ISO, following the principles of the exposure triangle.

2. Use RAW Image Format

Raw files have more data compared to JPEGs. The format does not undergo compression; compression causes noise and other imperfections in the image.

Furthermore, as uncompressed files, RAW files naturally include more data at different exposure levels, allowing one to brighten the image in post-processing without affecting the signal-to-noise ratio as much

3. Use a Camera With a Larger Sensor

A camera’s sensor has millions of photosites. These light-sensitive spots gather information from your lens.

A larger sensor, therefore, can gather more information without digital noise distortions. As such, it follows that the larger your sensor is, the less noise there will be.

4. Shoot or Expose to the Right

Overexpose your images a bit, but make sure not to “clip” the image. How do you determine this? You need to check your histogram. If the majority of the curves are on the middle or left of the histogram graph, increase the exposure. If the curves are already off to the right side, then you are “clipping” the image, and you need to reduce the exposure.

What you want is to have the highlights on the right side of the histogram. As noise generally appears in the darker pixels of an image, overexposing your image slightly will give you the maximum amount of signal while reducing noise. Just make sure you use RAW format (see tip 2).

5. As Much as Possible, Avoid Long Exposures

That’s because long exposures have a tendency to heat up your camera’s sensor. This sometimes creates noise, often called “hot pixels.”

6. Reduce Noise in Post-Processing

You can also reduce noise in real estate photos by cleaning up your images in post-processing. 

This involves getting rid of grainy or pixelated areas by using editing software like Photoshop and Lightroom.

Shooting and delivering 40 images is going to take you a lot more time than delivering only 10 images. So if you’re going to stay in business, you’re going to have to find a way to charge your clients based on the number of images you intend to deliver.

So how many images are required for an average house?

As a real estate photo editing company, we have unique access to a cross-section of photographers from across North America and elsewhere in the world. Using the number of photos uploaded per batch to our system as a guide we can, therefore, approximate the number of images delivered for an average house. In order to minimize outliers, we only used members who uploaded more than 100 batches to our system to compile this data.

Based on our data, the average number of images delivered in North America ranges between 15 and 30 images for 74% of the photographers who upload to us with the average being 22 images per home. Almost half, 42%, deliver between 18 and 25 images per home.

Of the 14% who deliver more than 30 images per home, 70% deliver under 35 images and the remainder often works with builders who require images of the development’s amenities as well as the home itself – increasing the total number of images required.

The 12% who deliver under 15 images per home are more often than not photographers that shoot in large cities like New York where apartments and condos are more common or photographers that only deliver to us interiors and either don’t shoot exteriors or process the exteriors themselves.

The average number of images delivered per home in Australia and New Zealand tend to be much smaller, with most photographers delivering around 15 images per home. In Scandinavia, where there are a lot of apartment-sized units, the number is even smaller, with around 10 images per home being the norm.

So, how can you use this data in your business?

While there are many possible ways to structure your pricing, we suggest you base your pricing first and foremost on the number of images you intend to deliver. You might consider packages, for small, medium, and large houses or have a base fee for a certain number of images and then additional charges beyond this base.

Based on the data compiled here we suggest that for your base fee or your middle package if you go that route, you should promise to deliver between 18 and 25 images if you’re in North America and 5 to 10 images elsewhere in the world. If realtors require more images than this, we suggest that you charge them for the additional work.

Additionally, we suggest that if you’re routinely delivering more than 30 images per home, you should structure your pricing so that you are compensated for the additional time you spend shooting and editing additional images beyond the “industry standard”. Alternatively, photographers who currently shoot over 30 images per home may consider reducing the number of photos delivered to clients.

In addition to charging extra for additional images, you should consider add-on fees for additional editing services such as adding blue skies on cloudy days, touching up the grass, or cleaning up messy cords or garden hoses in post-processing. Not all houses will require these improvements and not all agents will want them, so charging extra will ensure you are not doing extra work when you don’t have to.
